What's Included - Standard Designs only

The system consists of factory built panels that assemble on site by hand or by mechanical lifting equipment (crane, forklift, etc). The factory-controlled environment produces consistently high quality panels that assemble quickly.

Design

The use of our advanced computer aided design programme together with our site survey will ensure the accuracy of our panels, which in turn will ensure the accuracy of the finished product. 

Timber frames must be constructed in accordance with New World Timber Frame’s working drawings. Drawings will be made available for you to check and sign off before manufacturing proceeds.

Sole Plates & Damp Proof Course (DPC)

Sole plates supplied for fixing under the internal and external panels will be 38x89mm.  All sole plates come preserved as standard and to be set out in accordance with New World Timber Frame sole plate layout. DPC will be supplied and fixed under all sole plates.

External Walls

External panels are manufactured using 38x89mm C.L.S structural timber studs at 600mm nominal centres fixed together by head binders.  Our C.L.S studs are regularised, protim treated kiln dried.  The external walls will be clad with 9mm O.S.B and covered with breather membrane.  All lintels and structural components are included.  The panels are left open on the inside ready to receive insulation.

Internal Walls

Internal panels are manufactured using 38x89mm C.L.S structural timber studs set out at 600mm nominal centres unless 400mm nominal centres are required for load bearing walls. Head binder plates to be supplied and fitted over all load-bearing walls.

1st Floor Joists and Decking

First floor will be pre-cut to length using 44x220mm CLS joists with headers and trimmers supplied and fitted. The joists will be set out at 600mm nominal centres unless specified otherwise by our structural engineer’s calculations.

Floor joists will be sheathed with Oriented Strand Board (OSB 3). OSB is manufactured using exterior resins and has superior structural performances in domestic flooring applications.

Roof Structure

The pitched roof will be formed using trusses fixed at 600mm nominal centres all ancillary items included. Hand cut rafters will be supplied and fitted as required by our structural engineer’s calculations. Facia and soffit is also supplied and fixed as per drawings.

Gable panels will be supplied prefabricated to the same specification as the external walls. The overhanging verge ladder will also be supplied and fitted in accordance with our drawings.

Sundries

All nails and fixings provided will be in accordance with the nailing schedule. All joists hangers, bolts and timber connectors supplied and fitted.

We supply and fix flexible Thermal Cavity Barriers (TCB) where required and fire stop battens around doors and window openings. Plasterboard fire breaks to be supplied by the main contractor.

Delivery

Delivery to site will be in full loads with access needed for a 13.4-meter flat bed articulated trailer. It is the client’s responsibility to provide a secure, level and dry storage area adjacent to the building’s foundations. Additional transport costs may apply to deliveries over a 100-mile radius from our factory near Saffron Walden.
